Healthy Neighborhoods’ Special Purchase Program (SPP)—a fancy way of describing our purchase‑only mortgage—is designed for homebuyers interested in purchasing recently renovated homes from HNI‑approved developers within the boundaries of a “Healthy Neighborhood” and other authorized locations.
Unlike our other loan products, where the borrower is responsible for completing the renovation themselves, the hard work has already been done for you—the homes available through the SPP are fully renovated and move‑in ready.
For select properties only (listed below), the Special Purchase Program is also available with our Interest Rate Reduction (IRR) Grant! Using IRR Grant proceeds, we buy mortgage discount points on behalf of the borrower in order to reduce the borrowing rate to just 3.5%!
